Q. How long will it take to process my application to lease?
A. At Midwest Property Management, we strive to process all applications within one business day. There are, however, some factors that may affect this, such as response time for checking with your previous landlords.
Q. I have a pet, do you have any properties that accept them?
A. At Midwest Property Management, we realize that pets are an important part of your family, and for this reason we have selected properties that accept pets. Some accept cats and small dogs, some accept only cats. Check with the Site Manager for more information regarding our Pet Agreement, and restrictions regarding pets. Q. Do I need to hold a Tenant's Insurance policy?
A. It is our policy that all of our tenants hold their own insurance, and here are some excellent reasons why:
Financial Loss: Your property insurance will reimburse you for losses if your home or personal belongings are damaged by fire, your belongings are stolen or if any other unexpected situation that is specified under your policy occurs.
In situations like fires and floods, your suite will likely need to be repaired. You will probably be reimbursed for most, if not all the value of items, such as furniture, artwork and computers - or the items themselves will be replaced.
If you cannot live in your home while it is being repaired after a loss, your insurance will pay for some of your additional living expenses, such as accommodation, restaurant meals and storage.
Personal Liability: Tenant's insurance includes protection against personal liability. For example, let's say someone is visiting your home and trips on your bathroom matt and consequently suffers an injury. This person could sue you for damages; and if they win, the court could award them a substantial amount of money. Your entire future could be affected. Your wages or salary could be garnished for years to come - and you may find it extremely difficult to recover your financial standing.
Tenant's insurance will also protect you against liability for accidental damage to someone else's property. For example, if you live in an apartment building and your sink overflows, resulting in damage to a neighbour's ceiling and carpet, your Tenant's insurance will pay for repairs or replacement.
The cost for Tenant's insurance is nominal...and it's really a small price to pay for peace of mind.
Q. If I am locked out of my suite after business hours, will the emergency staff let me in?
A. Our emergency personnel may not work on your property, and therefore don't know who you are and if you actually live there. For your your protection, after business hours, the emergency staff will not respond to lock out situations. You will need to call and pay for a locksmith. During business hours, contact your Site Manager, who will verify your identification and be happy to help.
Q. What is considered an after hours emergency?
A. Some of the situations that are considered emergencies after regular business hours are:
- No heat
- No hot water
- Water leaks in pipes and/or walls
- Water backing up into basement
- Stove not working
- Fridge not working
- Toilet not working
