I/We hereby authorize Midwest Property Management Limited Partnership (the “Landlord”) to conduct a personal investigation, credit check, and to contact any person identified in this application. I understand that there are no pets allowed on the premises unless I receive written authorization by the Landlord. I understand that all information collected may be used for the purpose of application approval, for the purpose of debt collection, to uphold and maintain the rules and regulations of the subject property, and/or to evaluate tenancy. The Landlord reserves the right to accept or reject any applicant. I/We consent to the collection, use and disclosure of the Applicant’s personal information by the Landlord for the purposes outlined herein. I/We authorize the Landlord to: (i) conduct reference checks of previous landlords and employers for the credibility of the Applicant, (ii) conduct a credit check and contact personal references solely for the intent of this application, (iii) contact the Applicant using contact information (including email address) supplied by the Applicant and provide such contact information to other parties for the purposes of administration and enforcement of the subject lease, if applicable. Should you have any questions regarding our collection, use, or disclosure of your personal information, please contact our community rental office.The Landlord agrees to notify the Applicant at the phone number or email address submitted on the application within two (2) business days of the date the application deposit is received following the submission of this application, whether the Applicant has been approved or not. If the Landlord does not approve the Applicant, the Landlord shall refund to the Applicant the application deposit forthwith, without deduction. Debit payments may take up to five (5) business days to be refunded. If the Landlord approves the application, the Applicant hereby permits the Landlord to apply the application deposit towards the required security deposit as contemplated in the formal lease agreement. The deposit shall be deemed to be a security deposit as defined (i) in the Province of Alberta under the Residential Tenancies Act, c. R-17, or (ii) In the Province of British Columbia under the Residential Tenancies Act, SBC 202 and (iii) regulations as amended from time to time (not applicable in the Northwest Territories), as applicable. Upon approval, the Applicant agrees to sign a residential tenancy agreement with the Landlord no longer than seven (7) days after receiving confirmation of approval of this application. The Applicant hereby acknowledges and agrees that, if the application of the Applicant is approved and the Applicant subsequently withdraws the application, does not take occupancy of the subject unit on the commencement date, or fails to sign the formal residential tenancy agreement, that these acts will constitute a breach of this agreement between the Applicant and the Landlord, and the application deposit will be forfeited to the Landlord as liquidated damages.If you have any questions about your submission, please get in touch.
